Consequences of absence of registration

The absence of registration of title documents, and of rights subject to the same, does not prevent that they be relied upon in adjudication between the parties themselves or their heirs or representatives; but with respect to third persons the effects of such titles and rights shall begin only from the date of registration. § Sole paragraph - The transfer of immovable property which is indeterminate is excepted from the provisions of the last part of this Article.
