Deprivation of enjoyment of property on account of unforeseen event

Where the tenant is disturbed or deprived of the use of the property on account of unforeseen event or force majeure, in respect of the same property and not due to any act of the tenant, he may demand that the rent be reduced proportionate to the deprivation, if otherwise not agreed upon.
