44 AA. Title of purchaser not to be questioned on ground of irregularities, etc. – Where any property is sold in exercise or power of sale under this Chapter, the title of the purchaser shall not be questioned on the ground that-

1. (a) the circumstances required for authorising the sale had not arisen,
2. (b) due notice of the sale was not given, or
3. (c) the power of sale was otherwise improperly or irregularly exercised; but any person who has suffered any damage by an unauthorized, improper or irregular exercise or such power is entitled to have a remedy in damage against the Land Development Bank.
